General Information:
- This project was part of the original Haystack Master Plan, which has only been partially built out.
- The 17-acre site is located between Mann Road and the 11th and 12th holes of Haystack Golf Course in Wilmington, Vermont. Haystack Ski Area is about a mile away and Mount Snow is another 3 miles north. Wilmington Village is about 2 miles south.
- The project is permitted for twenty residential duplex buildings (40 units) and related site improvements. Finished space in the top 2 levels is about 1,978 square feet , with an additional 1,225 square feet of unfinished space in the lower level (total of 3,203 square feet inside) and 504 square feet of outdoor deck, balcony and patio space. Pre-construction pricing for Phase III currently begins at $442,000.00.
- The residential units will be condominiums and are anticipated to be fully finished in accordance with the attached specifications.
- Buyers will be offered options to upgrade their units at additional cost.
- Furnishings are the responsibility of the buyer.
- Construction for phase III is scheduled to begin Spring, 2006.
- The developer, Haystack Highlands, LLC, is looking into the feasibility of building a clubhouse with outdoor pool, hot tub, and exercise facilities. A 2-acre site, next to the existing tennis courts, has been permitted for this purpose.
General Requirements:
- The project will be designed and constructed to conform to Local and State Permits;
- Contractor will guarantee all workmanship for a period of one year and such guarantee will be assignable to the Unit owners.
- Contractor will assemble and provide all operating manuals for building systems and equipment.
